The Rate Lab("we," "us") helps homeowners estimate refinance options, home value, equity, and home-related decisions. This policy explains what we collect, how we use it, and your choices. We are not a lender and do not make credit decisions. Use of the site is also governed by our Terms of Use.

What we collect

Property and address you enter or save.
Mortgage information such as loan balance, rate, term, and goals.
Email and name, if you choose to give them, so we can send your results and alerts.
Uploaded renovation details and photos you choose to add.
Property notes you write.
Saved homes and preferences.
Usage analytics (e.g. pages viewed, approximate location from your IP) to operate and improve the site.

How we use it

To calculate and show your estimates — including refinance savings, home value, adjusted home value, equity, renovation projections, and Mortgage Grade.
To email you your results and rate or loan-reset alerts, if you gave us your email. You can unsubscribe at any time using the link in any email.
To maintain, secure, and improve The Rate Lab.

We do not sell your personal information

We do not sell your personal information. We also do not share your personal information with lenders. When you choose to continue to a lender, you go to the lender's own website, where you decide what to submit, and the lender's own privacy policy governs anything you enter there. We do not contact you by phone or text based on the information on this site.

How we improve our models

We may use anonymized and aggregated information — which does not identify you — to improve our:

valuation models;
recommendations;
AI systems; and
analytics.

Artificial intelligence

Some features use artificial intelligence to summarize data and generate personalized recommendations. AI may make mistakes and never replaces a licensed financial professional — you should independently verify important information. We do not use the personal information you provide to train third-party AI models.

Estimates and data sources

Our estimates combine information you provide with public property records, market data, mortgage rate providers, MLS or other public sources where applicable, and third-party APIs. We cannot guarantee the completeness or accuracy of information from external sources, and estimates are illustrative — not an offer of credit or an appraisal.

Affiliate links

Some lender links are affiliate links. If you start an application with a lender after clicking one, we may earn a referral fee at no cost to you. This never changes the rate a lender offers you, and we do not append your personal information to outbound lender links.

Cookies and tracking

We use the cookies and storage needed to run the site, keep you signed in, and remember your current estimate and saved homes.

We improve our products and advertising by using Microsoft Clarity to see how you use our website. By using our site, you agree that we and Microsoft can collect and use this data. Microsoft's privacy statement has more details.

Security

We protect your information using industry-standard practices, including encrypted connections (HTTPS), secure authentication, and minimal data collection. No system is perfectly secure, but we use reasonable measures to safeguard your data. To report a security concern, email privacy@the-rate-lab.com.

Your choices and rights

Unsubscribe from emails anytime via the link in any email.
Request access to or deletion of the personal information we hold about you by emailing privacy@the-rate-lab.com.
If you are a California resident, you have rights under the CCPA/CPRA, including the right to know, delete, correct, and opt out of sale (we do not sell your data).

Account deletion

You can delete your account and the personal information associated with it at any time by emailing privacy@the-rate-lab.com. We will delete your data within a reasonable period, except for anonymized or aggregated information that no longer identifies you, and anything we are required to retain by law.

Data retention

We keep your information only as long as needed for the purposes described above, or as required by law.

Children

The Rate Lab is not directed to anyone under 18, and we do not knowingly collect their information.

We may update this policy; we'll change the "Last updated" date above when we do.
